IS THIS YOU?

You're probably a first-time buyer if...

You've been renting and wondering if you're throwing money away. You've looked at homes online but don't know where to actually start. You're not sure what you can afford — or whether now is even the right time. You've heard terms like 'pre-approval,' 'earnest money,' and 'closing costs' but nobody's actually explained what they mean. If any of that sounds familiar, you're in the right place.

STEP-BY-STEP PROCESS

How buying a home in Oakland County actually works

Figure out what you can actually afford.

Before you fall in love with a house, you need to know your number. That starts with getting pre-approved by a lender. Pre-approval tells you how much a bank is willing to lend you based on your income, credit, and debt. It's not a commitment — it's a starting point. We can connect you with trusted local lenders who know the Michigan market.

Know your target cities and neighborhoods.

Oakland County covers a wide range — from Farmington Hills and Southfield on the west side, to Bloomfield Hills and Birmingham in the center, to Waterford and Pontiac in the north. Each city has its own price range, school districts, and character. We'll help you narrow this down based on your budget and lifestyle.

Start your home search the right way.

There's a difference between browsing and searching with intention. We set you up with a customized search portal that filters by your actual criteria and alerts you the moment something new hits the market.

Make an offer that actually wins.

In a competitive market, how you write an offer matters as much as what you offer. We'll guide you through pricing strategy, contingencies, earnest money, and how to structure your offer to be taken seriously.

Navigate inspections and negotiations.

Once your offer is accepted, you'll have a home inspection, potentially a sewer scope, and possibly back-and-forth on repairs. We know what to flag, what to let go, and how to negotiate without blowing up the deal.

Close with confidence.

We walk you through every document before you sign it, make sure your closing costs are accurate, and stay with you until you have the keys in your hand.

MICHIGAN BUYER PROGRAMS

You may qualify for down payment assistance — and not know it.

MSHDA: The Michigan State Housing Development Authority Down Payment Assistance program offers up to $10,000 toward your down payment and closing costs if you qualify. Available throughout Oakland County. Income and purchase price limits apply.

FHA Loans: FHA loans require as little as 3.5% down and are more forgiving on credit scores than conventional loans. We work with lenders who specialize in FHA transactions in Metro Detroit.

Conventional 97 / HomeReady / Home Possible: These programs allow down payments as low as 3% for first-time buyers who meet income requirements — often with lower mortgage insurance costs than FHA over time.

Disclaimer: We're not lenders — but we know which programs our clients have used successfully and can point you in the right direction.

Not sure which program you qualify for?

LET'S TALK
WORKING WITH 4HOUSES

We don't rush you. We don't pressure you. We just show up.

First-time buyers often tell us the same thing: they tried to connect with other agents before us and were either ignored or made to feel like they weren't worth the time. That's not how we operate.

Some of our best client relationships started with a buyer who took 10 months to find the right home. Or a year. Or longer. Your timeline is your timeline — and our job is to make sure that when you're ready to move, you make the right one.

What you can expect:

One agent, fully committed to your search

— not a team where you get handed off to an assistant

Direct access

— phone, text, email, whenever you need us

Honest input on every home we see

— including the things you might not notice

Education at every step

— we explain the process in plain English

No pressure, ever

— we'd rather lose a deal than push a client into something they'll regret

FREQUENTLY ASKED QUESTIONS

First-time buyer questions — answered straight.

How much money do I need to buy a home in Oakland County?

It depends on the loan type and purchase price. With MSHDA assistance, some buyers close with as little as $1,000–$3,000 out of pocket. Conventional loans typically require 3–5% down plus closing costs (usually 2–3% of the purchase price).

Do I need perfect credit to buy a home?

No. FHA loans accept credit scores as low as 580 with 3.5% down. That said, the higher your score, the better your rate.

How long does the process take?

From pre-approval to closing typically takes 45–60 days once you find a home. Finding the right home can take weeks or months — we'll set realistic expectations from day one.

Should I buy now or wait for rates to come down?

Honest answer: nobody knows when rates will drop. What we know is that waiting has a cost too — home prices in Oakland County have continued to appreciate. The right time to buy is when you're financially ready.

What's the difference between pre-qualification and pre-approval?

Pre-qualification is a quick estimate. Pre-approval is verified by a lender — and it's what sellers actually take seriously. Don't make offers without one.

What Oakland County cities are best for first-time buyers?

Southfield and Waterford typically offer the most affordable entry points. Farmington Hills offers strong value for school district and neighborhood quality. Pontiac has the lowest price points with significant upside.

By the time I closed, I considered him a friend.

"As a first-time homebuyer, I was anxious about every decision. Charles helped me set realistic expectations and map out my options. It took a little over a year to find my home but he maintained professionalism the entire time. By the time I closed, I considered him a friend."
